Property for exclusive use Villa Ardene is the restoration of two ancient farmhouses in stone, placed side by side and both on two floors, for a total 450 sq. m., and is capable of holding up to 14 people in 7 double bedrooms with 7 bathrooms. The villa overlooks the hills in a panoramic position and has a huge garden, a private swimming pool, air conditioning and Wi-Fi. It’s ideal for groups of friends or for large families who want to be on holiday together whist maintaining their privacy, as well as for organizing events. External Area and Swimming Pool The villa is surrounded by 5000 sq. m. of private land full of plants and flowers like roses and lavender, mediterranean brush, trees and a large olive grove. The irregularly-shaped pool is 6x12 metres with a depth of 1.5 m - 2 m, with an area for children which is 0.8 m deep. A wooden gazebo, a well-kept lawn and a solarium with sunbeds and beach umbrellas surround the pool, which has a glorious view of the valley. The property also has a barbecue area and a wood oven, and the veranda/dining room can be opened for eating outdoor meals.
Interior The villa and outbuilding both have the unique feature that each separate area is accessible only from outside. Upon entering the main villa there is a spacious dining room with large glass walls which can be fully opened for eating outside. The dining room also has a pellet stove for the winter and a large dining table. There is also a fully equipped kitchen and a WC. Three steps take us to a suite with a living area, a kitchenette, a fireplace and a double bedroom with its own private bathroom including a bathtub with massaging jets, a double bedroom with bathroom with hydro-massage shower, another suite with a living area and kitchenette, a fireplace and a double bedroom with bathroom with hydro-massage shower. There is also a basement room, accessible only from outside via 13 steps from the garden, with sofas, satellite TV and a fireplace. The outbuilding has a splendid suite on the ground floor with a large living room, an eating area, a fireplace, a cosy kitchen, a bathroom with shower and two double bedrooms, each with a private bathroom with bathtub with massaging jets, one of which also has a fireplace, a double bedroom with bathroom with shower and one bedroom with two single beds. Location Villa Ardene is in a panoramic position in the hills of Val d’Orcia, with the characteristic gray clayey soil typical of the paesaggio lunare (“lunar landscape”) of the Crete Senesi. Facilities The villa has Wi-Fi, central heating, air conditioning in the bedrooms, a baby bed, a high chair, parking inside the property. Services The price includes: bathroom, bedroom and kitchen linen (changed weekly), internet, gas, water, electricity consumptions, baby bed, high chair. Upon request and to be paid for on location are: pool towels, wood for the fireplace and pellets for the stove, cookery courses, breakfast, dinners, hired help, free tasting of local products (upon advanced booking), weddings, excursions and hiking. Important Information Swimming pool open from 01/05 to 30/09. Animals are allowed at the cost of 15 euros/day.
Activites and Distances Ideally situated between the Via Francigena and Lake Trasimeno, Villa Ardene is perfect for those who love hiking, nordic walking and mountain biking. Nearby you will find picturesque towns and villages like Montepulciano, Pienza, Montalcino, Bagno Vignoni, Cortona, all famous for wine, olive oil, Pecorino cheese and select meat. Siena, Arezzo, Perugia and Orvieto are an hour’s drive away, and getting to Rome will take you less than two hours. 1 km supermarket and restaurant, 2,9 km Montepulciano (shops of all kind), 14 km Pienza, 30 km Castiglione del Lago, 68 km Siena.
