Property for exclusive use Elegant villa in typical Tuscan style, on three floors for a total of 350 square meters, ideal for 12 people with 6 double rooms and 5 bathrooms. The villa, located on the top of the hill is completely fenced, enjoys total privacy and has a large panoramic garden, air conditioning, wi-fi, private pool, outdoor Jacuzzi, barbecue, table tennis. The lodge and the arbor are equipped with a wood oven and barbecue and they are furnished to be able to eat together. The villa is in fact suitable for large families or groups of friends. Outdoor and Swimming Pool The villa is surrounded by a large, completely fenced property that extends over 2 hectares. The park is characterized by ancient cypress trees, olive groves, vineyards and various fruit tree plants. The well-tended garden, about 450 m², is located around the villa and is instead characterized by some rare species of linden from Lebanon, and a variety of low vegetation, shrubs and flowers. The heatable and rectangular-shaped pool measures 4x8 with a depth varying from 1.2 to 2.20 meters, and is located right in front of the house on a panoramic sun terrace equipped with a rectangular heatable Jacuzzi for 5/6 people, outdoor shower, garden furniture, table, chairs and portable barbecue for eating outdoors and to enjoy wonderful sunsets. The main entrance of the villa overlooks a large courtyard with a spacious arched loggia also equipped with an old perfectly functioning pizza oven. Parking inside the property.
Interior The villa has been elegantly restored, is on three floors and has all possible modern commodities. The ground floor main entrance leads to the large living/dining room, made up of four distinct areas divided by stone and brick arches, with a large open fireplace, sofas and chairs, satellite TV, DVD player, stereo, reading area and large dining table. The fully-equipped kitchen has a large central cooking area and two ovens. Rounding up the group floor is a bathroom with shower and a washing room with washing machine and dryer. On the first floor you will find a smaller living room with fireplace and satellite TV, 2 bedrooms each with two beds which share a bathroom with shower, 2 double bedrooms, one with bathroom with shower, the other with bathroom with bathtub, a double bedroom, a bathroom with bathtub. A staircase leads to the medieval tower, converted into a spacious double bedroom, with windows on three sides giving an amazing view of the surrounding area. Location The estate stretches for around 2 hectares on a hill, with a great view of the cliffs of Casentino, prehistoric clay masses which have been shaped by atmospheric events through time. Facilities The villa has a WiFi connection, central heating, air conditioning, a baby bed, high chair, mosquito screens on the bedroom windows, safe, parking within the property. Services The price includes: bathroom, bedroom and kitchen linen (changed weekly), swimming towels, internet, weekly cleaning (every Monday and Thursday, 2:30-5:30 pm), electricity (excluding air conditioning), water and gas (excluding heating), high chair and baby bed, welcome light dinner (only for weekly stays). Upon request and to be paid for at the property: possibility of heating the pool and the Jacuzzi tub, cookery courses, grocery shopping service at arrival, dinners, hired help, breakfasts, walking tours, transfers, babysitter. Important information Swimming pool open from 26/04 to 17/10. The use of the Jacuzzi and the pool heating (on request and upon payment) must be booked at least 2 weeks before arrival. Possibility to request an extra bed at the time of booking, to be paid on the spot.
Activities and Distances There are many activities which can be done in the property, but the villa is also a great starting point for excursions to discover the typical gastronomy of the hamlets and monasteries of Casentino and for the whole Valdarno area. You are also just 5 km from the motorway, making it easy to reach Arezzo, Florence and Siena in just under an hour’s drive. 1 km Terranuova Bracciolini (all shops), 38 km Arezzo (antique market), 50 km Florence, 59 km Siena.
